VIMS Design Guidance

The United States Environmental Protection Agency (EPA) has also developed guidance for the design and installation of VIMS systems. The EPA’s Technical Guide for Addressing Vapor Intrusion at Leaking Underground Storage Tank Sites provides guidance for the development of VIMS systems in conjunction with site remediation activities.

In California, the Department of Toxic Substances Control (DTSC) provides guidance on designing and installing VIMS as part of their Vapor Intrusion Mitigation Advisory. The advisory provides guidance for the development of VIMS systems that prevent or mitigate the entry of vapor intrusion into buildings. The guidance outlines the steps required for the design and installation of both passive and active VIMS systems. Additionally, the California Environmental Protection Agency (CalEPA) has developed guidance on the selection and installation of VIMS for properties with vapor intrusion issues.

In addition to the state and federal guidance, county-level agencies also provide guidance for VIMS design and installation. For example, the Los Angeles County Department of Public Health provides guidelines on the design and installation of VIMS systems as part of their Methane Intrusion Mitigation Protocol. The protocol outlines the steps required for designing, installing, and monitoring VIMS systems to protect building occupants from vapor intrusion.

Passive vs Active VIMS

Passive VIMS are designed to prevent the entry of vapor contaminants into a building by creating a vapor barrier between the soil and the building foundation and passively venting vapors at the roofline utilizing passive whirlybirds or other vents. Active VIMS systems, on the other hand, build on the passive system but actively remove vapor contaminants by utilizing mechanical blower fans to actively vent vapors. Vapor Intrusion Mitigation System Barrier Products

We work with industry-leading vapor barrier products such as Stego® Wrap, GEO-SEAL® by EPRO, LIQUID BOOT® by CETCO, Preprufe® 300R Plus by GCP Applied Technologies (formerly Grace), and other suitable products. Our proposed VIMS system designs are documented in VIMS Design Reports and/or remedial action documents such as a Response Plan or Remedial Action Plan for regulatory approval.

VIMS Completion Reports and OM&M Plans

Our team performs inspections during the construction and installation of vapor intrusion mitigation systems and documents them in a VIMS Completion Report. This report provides evidence that the VIMS system has been installed correctly and that it is operating as expected. We also develop an Operation, Monitoring, and Maintenance Plan (OM&M Plan or O&M Plan) for ongoing operation, maintenance, and monitoring of these systems, ensuring regulatory approval.
